Terms and Conditions
A condition of payment is that
guests have read and agreed to the
terms below. No booking is guaranteed until full payment is received
and confirmed by email.
To secure your booking a 50%
deposit is required at the time of booking and the remaining 50% is
required 30 days prior to your arrival date.
CANCELLATIONS:
If the final payment is not received 30 days before the arrival date
we reserve the right to cancel the booking.
If
the booking is cancelled within 30 days of the arrival date, no refund
will be made unless and until the cottage
is re-let for the total period of the original booking.
In the case of a refund there will be an administration fee
equal to one nights accommodation deducted to cover the costs of processing and
cancelling the booking.
BOOKING CONDITIONS:
there is a minimum 2 nights booking for all off peak bookings and a
minimum 3 nights booking for Easter* and 4 nights booking for
Christmas*.
*Peak season applies from week 3 December to week
3 January (ends 22/01/2012) and for the week either side of Easter
weekend.
CHECK-IN: We have a flexible check-in and
check-out policy as
this is determined by vehicle barge times. Usually guests have the
freedom to arrive and depart from the cottage at any time of day.
Depending on the availability and the need for the housekeepers to
complete their tasks, guests may be asked to arrive and depart at
specific times.
EXPECTATIONS:
The owners of KarraIsland
Cottage are not
responsible if the chosen holiday accommodation does not meet the
expectations of individual guests. No refund will be given if guests
decide to vacate the premises earlier than the planned departure

FAILURE OF SERVICES:
The owners of KarraIsland Cottage will
not be held responsible for failure of utilities and essential
services
such
as electricity and water, nor appliances, should they cease to
function. In these circumstances every attempt will be made by the
owners of KarraIsland Cottage to contact the appropriate authorities
to report failures and have matters rectified as soon
as possible. Immediate repairs may be beyond our control but
they will be rectified as soon as possible.
No refund or discount will be made for unusable
appliances awaiting
repair. Holiday guests will agree for a KarraIsland Cottage nominee
to enter the rented premises to carry out any necessary repairs or
maintenance. Call outs identified as non urgent will incur a call
out
fee of $25.00 per call out.
BEDDING:
All linen including sheets, extra pillow cases (four provided) bath and beach towels and blankets.
Bedroom one has a queen size bed, bedroom two has a double bed.
Doonas are provided for each bedroom.
In the living room there is a pull out couch but
no linen is provided.
TELEPHONES: Telephones and broadband are
not provided in the cottage and it is suggested that all guests have
their own mobile phone. The island has good Telstra coverage
SMOKING:
Smoking is permitted on the lawn outside the cottage but
all butts must be collected, wrapped and placed in the garbage bin.
CLEANING:
The cottage is cleaned by the KarraIsland Housekeeper
prior to arrival. We ask that you leave the property in a clean and
tidy condition prior to your departure time.
DOGS:
All clean and dry dogs are welcome inside and outside the cottage.
Wet, dirty dogs must remain outside until they are clean and dry.
Guests must take the necessary steps to ensure that all the carpets
are looked after and that all pet hair is removed. We do not accept
puppies under the age of six (6) months.
The Cottage is securely fenced for small to large dogs but dog
owners must be aware that the Island has a tick problem and ensure
that their dogs have up to date flea/tick protection. The owners of
KarraIsland Cottage will not be responsible for any illness or
attack on owner’s dogs. It is the dog owner’s responsibility to
ensure their dogs are protected from snakes and ticks. It is
recommended that dogs are not permitted to stray into long grass or
into the rain forest.
INDEMNITY: You,
the tenant, indemnify KarraIsland Cottage owners against any
liability which may attach to KarraIsland Cottage accommodation as a
result of damage, injury or loss being personal or proprietary
suffered by any person where damage, injury or loss has been
contributed to or caused by any act or occasion of the tenants.
